You can apply online through our rental application portal at any time. The application takes about 10-15 minutes to complete. If you have questions before applying, give us a call at 207-355-5173 and we are happy to walk you through it.
Yes, there is a standard application fee to cover the cost of background and credit screening. The fee is non-refundable. Contact us for current fee amounts, as they may vary by property type.
Most applications require:
- Government-issued photo ID
- Proof of income (pay stubs, benefit letters, or tax returns)
- Rental history or references
- Social Security number for background and credit check
We will let you know if anything additional is needed for a specific property.
Most applications are reviewed within 3-5 business days once we have all required documents. We will contact you as soon as a decision is made.
Pet policies vary by property. Some of our homes and communities are pet-friendly with certain restrictions on breed, size, and number of pets. Contact us about the specific property you are interested in and we will give you a straight answer.
In our mobile home communities, we maintain community roads and common areas, including snow removal on shared roads. Individual lot and home maintenance (including your driveway and yard) is typically the resident’s responsibility. Specific terms are outlined in your lease or lot rental agreement.
Our communities are established neighborhoods with long-term residents. We maintain well-lit common areas, enforce community rules consistently, and respond promptly to safety concerns. We encourage residents to look out for one another, which is what makes a community.
If you are renting a home or apartment from us, modifications require prior written approval. If you own your home and rent a lot in one of our communities, you have more flexibility, but exterior modifications and additions still require approval to ensure they meet community standards. When in doubt, just ask us first.
We use AppFolio for online rent payments. Once you are set up as a tenant, you can pay online through the tenant portal at any time. We also accept other payment methods. Contact us for details.
Submit a maintenance request through the AppFolio tenant portal or call our office at 207-355-5173. We take maintenance seriously and follow up on every request. Emergency maintenance issues are handled as quickly as possible.
Our rent-to-own program lets you move into a home now with a portion of your monthly payment going toward the purchase price.
